1. Number of Construction

Residential buildings had the highest number of constructions

The number of constructions from approved building permits in December 2024 reached 86 constructions. (Table A)

By type of construction, residential buildings reported the highest number of constructions at 60 constructions during the month. The majority of the total residential construction was single-type houses with 47 constructions. (Table A and Figure 1a)

Meanwhile, non-residential type of construction was the second highest in terms of number of constructions at 23 constructions during the month. Most of the non-residential construction were commercial buildings with 17 constructions. (Table A Figure 1b)

2. Value of Construction

Non-Residential buildings recorded the highest value of construction

In December 2024, the total value of construction amounted to PhP 291,302 thousand, reflecting an annual increase of 2.35 percent from the PhP 284,602 thousand value of construction posted in the same month of the previous year.  (Table A)

Residential building construction valued at PhP 102,839 thousand accounted for 35.30 of the total value of constructions during the period. Among residential constructions, single house had the highest value of constructions at PhP 82,615 thousand. (Table A and Figure 2a)

On the other hand, the construction value of non-residential buildings amounted to PhP 187,331 thousand. Among non-residential buildings, institutional-type buildings had the highest value of construction at PhP 142,053 thousand. (Table A and Figure 2b)

3. Floor Area

Non-residential buildings accounted for more than half of the total floor area of construction

The total floor area of constructions for this month was recorded at 18,111 square meters. This excludes alteration and repair, other than non-residential such as façade, helipad, niche, water tank, etc., and other constructions, which include demolition, street furniture, landscaping, and signboards, since there is no reported floor area for these types of constructions. The total floor area in December 2024 registered a monthly expansion of 0.99 percent from the recorded 17,932 square meters floor area in the same period of the previous year. (Table A)

Non-residential constructions posted 11,128 square meters of the total floor of constructions this month. This reflects an increase of 20.02 percent from the floor area of non-residential constructions at 9,272 thousand square meters during same month of 2023.

Meanwhile, residential construction recorded 6,972 square meters of the total floor area of construction in December 2024. This reflects a decrease of 19.49 percent from the previous year’s same month floor area of 8,660 square meters. (Table A)

4. Average Cost of Construction

Non-Residential buildings had the highest average cost of construction

The average cost of construction in December 2024 was recorded at PhP 16,084.26 per square meter. This was higher than the average cost of PhP 15,871.18 per square meter in December 2023. Alteration and repair, other non-residential such as façade, helipad, niche, water tank, etc., and other constructions, which include demolition, street furniture, landscaping, and signboards, were excluded from the average cost of construction since there is no reported floor area for these types of construction.

By type of construction, non-residential buildings had the highest average cost of PhP 16,834.20 per square meter during the month. This was followed by residential constructions with Php 14,750.29 per square meter, and addition to existing construction with PhP 9.09 per square meter.

Among residential constructions, single residential construction posted the highest average cost of PhP 16,447.34 per square meter during the period while duplex/quadruplex recorded the lowest average cost of PhP 7,076.20 per square meter. Meanwhile apartment/accessoria construction posted an average cost of PhP 15,313.70 per square meter.

For non-residential constructions, institutional-type buildings reported the highest average cost of PhP 20,530.37 per square meter during the period, while commercial buildings registered the lowest average cost of PhP 10,396.98 per square meter.

Meanwhile industrial-type buildings posted an average cost of Php 11,687.50 per square meter.
