Residential buildings had the highest number of constructions

The number of constructions from approved building permits in October 2024 reached 239 constructions. (Table A)

By type of construction, residential buildings reported the highest number of constructions at 195 constructions during the month. The majority of the total residential construction was single-type houses with 102 constructions. (Table A and Figure 1a)

Meanwhile, non-residential type of construction was the second highest in terms of number of constructions at 32 constructions during the month. Most of the non-residential construction were commercial buildings with 14 constructions. (Table A Figure 1b)

2. Value of Construction

Residential buildings recorded the highest value of construction

In October 2024, the total value of construction amounted to PhP 1.00 billion, reflecting an annual increase of PhP 283.74 from the PhP 261.142 million value of construction posted in the same month of the previous year.  (Table A)

Residential building construction valued at PhP 604,252.00 thousand accounted for more than half of the total value of constructions during the period. Among residential constructions, apartment/accessoria had the highest value of constructions at PhP 425,496.00 (Table A and Figure 2a)

On the other hand, the construction value of non-residential buildings amounted to PhP 368,491.00 thousand. Among non-residential buildings, commercial-type buildings had the highest value of construction at PhP 171,690.00 thousand. (Table A and Figure 2b)

3. Floor Area

Non-residential buildings accounted for more than half of the total floor area of construction

The total floor area of constructions for this month was recorded at 67,573 square meters. This excludes alteration and repair, other than non-residential such as façade, helipad, niche, water tank, etc., and other constructions, which include demolition, street furniture, landscaping, and signboards, since there is no reported floor area for these types of constructions. The total floor area in October 2024 registered a monthly expansion of 272.77 percent from the recorded 18,127 thousand square meters floor area in the same period of the previous year. (Table A)

Non-residential constructions posted 35,871 thousand square meters of the total floor of constructions this month. This reflects an increase of 442.75 percent from the floor area of non-residential constructions at 6,609 thousand square meters during same month of 2023.

Meanwhile, residential construction recorded 31,421 thousand square meters of the total floor area of construction in October 2024. This reflects an increase of 179.15 percent from the previous year’s same month floor area of 11,256 thousand per square meters. (Table A)

4. Average Cost of Construction

Residential buildings had the highest average cost of construction

The average cost of construction in October 2024 was recorded at PhP 14,829.95 per square meter. This was higher than the average cost of PhP 14,406.24 per square meter in October 2023. Alteration and repair, other non-residential such as façade, helipad, niche, water tank, etc., and other constructions, which include demolition, street furniture, landscaping, and signboards, were excluded from the average cost of construction since there is no reported floor area for these types of construction.

By type of construction, residential buildings had the highest average cost of PhP 19,230.83 per square meter during the month. This was followed by the addition to existing constructions with Php 16,825.62 per square meter, and non-residential constructions with PhP 10,272.67 per square meter.

Among residential constructions, apartment/accessoria posted the highest average cost of PhP 22,041.86 per square meter during the period while duplex/quadruplex recorded the lowest average cost of PhP 13,177.68 per square meter. Meanwhile single residential constructions posted an average cost of PhP 14,784.58 per square meter.

For non-residential constructions, institutional-type buildings reported the highest average cost of PhP 12,967.05 per square meter during the period, while industrial-type buildings registered the lowest average cost of PhP 8,493.90 per square meter. Meanwhile commercial constructions posted an average cost of Php 9,647.67 per square meter.
